Use The Classifieds To Find The Perfect Renter
The economy may be in a state of disarray, but that does not mean you need to sell all of your assets. If you live in the UK and you own a flat or home, you can let out your property and get your mortgage paid using online or newspaper classifieds. Before you write a classified ad, you should get your apartment spic and span to attract a good renter.
- Any white goods should be checked to make sure they work properly Renters do not want to come into a home and try to use the stove only to find the burners are not working.
- Slap a fresh coat of paint on the walls, vacuum and shampoo the carpets, sweep and mop any hard floors.
- If any blinds are broken, replace them.
- Dust, remove cobwebs, and wipe down any surfaces.
- If your appliances or heat run on gas, make sure they are working properly and there are no safety issues.
- Cut the grass, pull any weeds, replace broken windows. Do not let the exterior of your home look like a slum. Otherwise, any quality renter will run away as fast as they can.
Setting Your Price and Deposit Before Writing Your Classified Ad
Every home owner who is letting out their property should require a deposit from their tenant; however, the amount is completely up to you. A good rule of thumb is to keep it equal or less than the monthly rent amount. If you drop the price of your deposit, classified readers will clamor to get a look at your property.
Your monthly rent should ideally cover your mortgage and then some. But you want that price to be fair, so look at what other properties in the area similar to yours are renting out for. Reading the classifieds is a great place to get that information.

Writing the perfect classified ad
In order for a renter to even consider your property, it has to fit his or her requirements, which should be listed first in your classified ad.
- The amount of bedrooms and bathrooms.
- What type of home is it? Is it a detached home, a townhouse, a flat?
- The monthly rental price and deposit amount.
- Is there a garage or carport? If not, is there a parking option included?
- Your rule on pets. This is very important.
The other half of your classified ad should be dedicated to the home’s features. These features are what will get a prospective tenant excited about your property. Here are some to include if applicable.
- Is it roomy or cozy?
- Is lawn car included in the rental price?
- Is it located in a good school district or close to city attractions?
Anything else you think could make your classified ad more appealing.
